This is an overview of the suggestions we have regarding your listing. It is a room by room overview.

exterior

Front

Create seating space on both right and left- maybe move some of the rear patio furniture. Add flowers in the flower containers and remove roll tide sign.

Rear

Arrange the planters to not clutter in the same spot. There are two on the rear fence- could we balance the right side with two more on that side? Clear patio as much as possible.

Patio Seating Area

Leave rug, ottoman and coffee table. Move sofa and two chairs to the front porch area- sofa on one side and chairs with coffee tale on the other. Bring rockers to back patio,

interior

Entry and stairs and office

Remove carpet runners and statues from the stairs. Clean the upper landing area. Be sure to move the whiskey cabinet to the den. Main level entry: remove chair and items from the entry table. Desk and two chairs to remain. Need desk chair PC side. All other furniture should be removed.

Master Bed and Bath

Amy to provide White Rugs, towels and hand towels

Master bedroom furniture should include the bed, two nightstands, and two lamps

Kitchen

If possible, remove all items from the countertops and store in cabinets, remove the plant, remove the bar stools, remove table and chairs remove two sideboard cabinets (Amy to provide bar stools, round table and chairs.

Upstairs Guest rooms

Add rug in Tessa's room, move desk to nook where dog crate is, (Amy add nightstands and lamps)

Remove everything except the bed and night stand(Amy to add bedding and lamp)

Den

Consolidate the sofas to long sofa ad ottoman and place on the right hand wall, remove all tables, chairs, etc. Add whiskey sideboard on the wall opposite of the sofa.
